Union residents who want a front-row seat to the Drees Homes rezoning vote have one more chance to show up. The City Commission's Caucus Meeting on Monday, July 20, at 6 p.m. at the Union City Building, 1843 Bristow Drive, will include the second and final reading of Ordinance No. 2026-10, which would rezone roughly 22 acres at 9944 Old Union Road for a 135-unit development called Union Acres.
Mayor Larry Solomon and Commissioners John Mefford, Doug Bine, George Eldridge, and Kimberly Tuyn will preside.
What's on the table
Drees Homes is seeking to change the property's zoning from agricultural and rural-suburban designations to Suburban Residential Three (SR-3) with the Union Town Overlay. The plan calls for 29 townhomes and 106 condominiums at a maximum density of six per acre. The Boone County Planning Commission recommended approval with conditions, including a required left-turn lane into the community. Only 10 percent of units would be permitted as rentals.
"The proposed project will consist of 135 total units, 29 Townhomes, and 106 condominiums, all will be for sale units," Drees Homes Development Manager Matt Mains told commissioners at the June 1 meeting, when the proposal was first presented.
At that same session, resident Patrina Hensley asked why Drees Homes did not propose single-family homes, and resident Larry Klein raised safety concerns about the left-turn lane. Commissioners Tuyn, Eldridge, and Mefford expressed support; Commissioner Bine reserved his opinion pending further review.
The ordinance received its first reading at the Monday, July 6, Regular Commission meeting.
Other agenda items
Commissioners will also hear from Michael Schwartz, director of zoning services with the Boone County Planning Commission, on a 2026 zoning update overview. Other presentations include Boone County Brighter Futures (Matt Turner) and the Union Collective Project. The NKY Amateur Radio Club will receive a proclamation.
Caucus discussion items include a noise ordinance update, a Union Town Square update, and the Streutker/Witt Project.
A second reading of Ordinance No. 2026-11, which would allow the city to revoke licenses for delinquent taxes or unpaid city fees, is also scheduled.
