The Union City Commission is scheduled to vote July 20, 2026, on final approval of a rezoning that would allow Drees Homes to build 135 townhomes and condominiums on 22 acres at 9944 Old Union Road.

The vote would be the second and final reading of Ordinance 2026-10. The commission held a first reading at its July 6 meeting, but official minutes from that session have not been published, leaving the outcome unconfirmed. The June 1 commission minutes indicates the second reading was planned for July 20.

The project, called Union Acres, would include 29 for-sale townhomes and 106 for-sale condominiums. Drees Homes is the applicant; Arlinghaus 1 LLC owns the property.

The ordinance would change the roughly 22-acre parcel from a mix of agricultural, rural suburban, and town center zoning to Suburban Residential Three with the Union Town Overlay (SR-3/UTO), according to the city's July 6 meeting agenda.

Matt Mains, development manager for Drees Homes, presented the project to commissioners at their June 1, 2026, meeting. Townhomes would range from 1,400 to 2,600 square feet on a single floor. Condos would be two stories, between 1,500 and 1,700 square feet. The development also includes a small park and sidewalks.

The Boone County Planning Commission recommended approval with conditions, including a required left turn lane into the community off Hathaway Road. "Even though the traffic study indicated that a left turn lane was not warranted, one of the stipulations from the BCPC was that a left turn lane into the community would be added as part of the approval process," Mains told commissioners at the June 1 meeting.

A homeowners association would handle all exterior building maintenance and snow plowing. HOA documents would cap rental units at 10% of the development.

Union resident Larry Klein urged the commission at the June 1 meeting to require the turn lane, calling it essential for safety. Resident Patrina Hensley asked why the developer chose townhomes and condos over single-family homes. Mayor Larry Solomon responded that six units per acre falls within Union Town Plan regulations.

Three commissioners — Kimberly Tuyn, George Eldridge, and John Mefford — expressed support at the June 1 meeting. Commissioner Doug Bine reserved his opinion pending further review.
